This bill amends the sections in the Minnesota Common Interest Ownership Act governing the manner by which a purchaser may cancel a purchase agreement or a resale purchase agreement.  Under current law, notice may be given by hand delivering or mailing the notice.  The bill would allow the purchaser to give the cancellation notice to the seller or the seller’s agent by means of electronic communication, provided that the seller or agent provided an electronic address and agrees to receive electronic communication at that address.

“Electronic communication” means a form of communication not involving the physical transmission of paper that can be retained, retrieved, reviewed, and directly reproduced in paper form.
